Three decades of growth, one wave of aging windows
St. Michael was incorporated in 1890 and named for the Church of St. Michael, which was there first. For most of the next century it stayed small. Then the population grew 256.2 percent in the 1980s, 68.2 percent in the 1990s and 80.2 percent in the 2000s before slowing to 11.2 percent growth between 2010 and 2020. The 2020 Census counted 18,235 residents.
The housing follows that curve. The median St. Michael home was built in 1998. The 2000s are the biggest decade at 31.4 percent of all housing units. The 1990s account for 17.8 percent and the 1980s for 15.6 percent, so a third of the city is 25 to 45 years old right now. The 2010s add 10.4 percent and homes built since 2020 another 5.4 percent. Only 19.5 percent of homes predate 1980, but that slice includes a real historic core: 5.6 percent of St. Michael's housing was built before 1940. The Crow River forms the eastern boundary, I-94 and Highway 241 carry the traffic, and the downtown has been there long enough that the Corner Bar operated from 1897 until January 2020.
1980s and 1990s St. Michael homes: first in line
The homes from the first two growth decades are where the replacement calls are coming from. Builder-grade wood and early vinyl windows from the 1980s are past 35 years old. The wood units rot along the bottom of the sash where condensation collects all winter, and on the weather side the rot has usually reached the sill. The vinyl units have lost their glass seals, so you see fog or a water line between the panes, and the balances have started to break so sashes will not stay up. The 1990s homes show the same problems a step behind.
Whether these get inserts or full-frame depends on the frame. If the frame and sill are dry and square, an insert set inside the existing frame does the job without touching siding or exterior trim. If rot has moved into the frame, which is common on 1980s wood windows, we do full-frame: the whole unit comes out, the opening is repaired, and the new ProVia window is finished with aluminum wrap outside and new jamb, casing and stops inside.
Whole-house replacement is common here for a reason. When a street of 1980s homes was built within a year or two of each other, the windows in every house on it are the same age, and they fail on the same schedule. Doing the entire house at once means one permit, one crew visit and one matching set of windows, and it is often the cleanest answer on a 1980s or early 1990s St. Michael home.
The 2000s homes and the pre-1940 homes
Nearly a third of St. Michael went up in the 2000s, and those homes are entering the 20 to 25 year range where builder-grade vinyl starts to fail. The frames are almost always sound, so insert replacement is the right approach, and you can replace the failed units first and the rest as they go. We are seeing the earliest of these now, usually a couple of foggy windows on the sunny side of the house.
At the other end, the homes built before 1940 are a different job entirely. These have original wood double-hungs on weights and pulleys, storm windows, sashes painted shut and soft sills. They need full-frame replacement with the weight pockets insulated and new interior trim built to suit the room. Because they predate 1978, as do the 1970s homes that make up 7.5 percent of the city, the old trim may have lead-based paint.
