Elk River: 44 square miles of very different houses
Elk River is the Sherburne County seat, home to 25,835 people in the 2020 Census, sitting where the Elk River meets the Mississippi. Since its 1978 consolidation with Elk River Township the city covers about 44 square miles, which means it holds an old downtown on the river, rural acreage on the edges, and a lot of subdivisions in between. A 2018 housing study estimated that 89 percent of owner-occupied homes are single-family detached, and that from 2000 through 2017 the city permitted an average of about 90 new single-family homes a year.
The Census tells the same story by decade. The median Elk River home was built in 1997. The 2000s were the biggest building decade at 25.5 percent of all housing units, with the 1990s at 17.5 percent, the 1970s at 13.3 percent, the 2010s at 13.1 percent and the 1980s at 12.2 percent. About 26 percent of homes predate 1980, and the 1960s and earlier make up about 12 percent. Nearly 6 percent of the city has been built since 2020, so Elk River is still growing. Lake Orono, formed by a dam and in its current shape since 1915, sits in the middle of it all.
The 2000s subdivisions are coming due
The housing study names the subdivisions that were active during the boom: Miske Meadows, Mississippi Oaks, River Park, Woodland Hills, Aspen Hills, Birchview and Kingdom Estates. A house built there in 2003 is now more than 20 years old, and the builder-grade vinyl windows that went in with it are at the end of their expected life. The first sign is usually one or two foggy windows on the south or west side, where the sun works the seals hardest. Then a sash stops staying up because a balance has broken. Then you notice the lock does not pull the sash tight anymore and there is a draft along the rail.
